How does an appraiser find the Value of a Walnut Creek home for Sale? The way an appraiser will find the value of your home is by using comparable properties.....

The way an appraiser will find the value of your home is by using comparable properties and then adjusting the value to fit your home.

They will run a search in your neighborhood for recent sales (usually past 90 days), active homes on the market, and pending sales. The appraiser will look for properties that have similar sq. footage, lot size, condition, upgrades, and so on and select the best matches. The goal is to get 3 or 4 homes in each category (active, sold, pending).

Then they will load all of these properties into a spreadsheet for comparison. The differences are noted between the comparables and your home. A value is assigned to each of the differences then tallied at the end. Using the results and looking at the current status of the market the appraiser will give your home a value.
