Market Update - Oct 21 through Oct 27

Walnut Creek Real Estate Market Update.
Between Oct 21st and Oct 27th, 23 homes went for sale in Walnut Creek, the lowest priced one was $169,000 – a one bedroom, one bath studio with 729 sq ft; the highest priced one was listed at $2,688,000 – a six bedrooms, five and a half bathrooms detached home with 7,520 sq ft in a great location.

In the same period of time, twenty homes went pending, ranging in price from $160,000 to $1,225,000 (listed price) and fourteen homes were sold and recorded in the public records, the lowest priced one sold for $343,000 ($16,900 under asking price) and the highest priced one sold for $1,175,000 – twenty four thousand dollars under asking price.

Buyer or seller, the current pulse tells us that the real estate market has shifted and has become more stable, three more homes newly listed than the number of homes that went pending (hint: more inventory).

If you are a buyer, you may not have to be so concerned with competing with other buyers to get your offer accepted; as long as you're pre-approved with a reputable lender, you should be able to get the home of your dream at the asking price, depending on the condition of the home.

As I have mentioned before in a previous post, the market has shifted from just a few months ago; we keep getting more inventory of homes for sale and there are fewer buyers, balancing the scale; we are still getting multiple offers, however they are only on the best available properties and best presented ones (think staging) and/or the best priced properties.
