Real Estate Market Update - Oct 14 through Oct 20

Between Oct 14th and Oct 20th, 18 new homes went for sale in Walnut Creek, the lowest priced one was $160,000 – a Short Sale consisting of a one bedroom, one bath condo/studio with 748 sq ft; the highest priced one was listed at $1,010,000 – a four bedrooms, three bathrooms detached home with 3,043 sq ft.

In the same period of time, twenty three homes went pending, from $169,950 to $929,888 (two of these were in the market for only THREE days) and twenty homes were sold and recorded in the public records, the lowest priced one sold for $240,000 and the highest priced one sold for $1,175,000 – ONE HUNDRED THOUSAND DOLLARS over asking price.

What does this mean to you?

Buyer or seller, the market is telling us that it is becoming more stable, the number of homes newly listed is just below the number gone pending.

If you are a buyer, you may not have to be so concerned with competing with other buyers to get your offer accepted; as long as you're pre-approved with a reputable lender, you should be able to get the home of your dream at the asking price, depending on the condition of the home.

As I have mentioned before in a previous post, the market has shifted from just a few months ago; we keep getting more inventory of homes for sale and there are fewer buyers, balancing the scale; we are still getting multiple offers, however they are only on the best available properties and best presented ones (think staging) and/or the best priced properties.
