House Hunt: What a Home Needs to Get Four Offers in 10 Days

Turning your home into one that will sell.

When selling your home, setting the right price is essential. You do not want it to sit on the market because it begins to look like it is overpriced or there is something wrong with the house. Statistics indicate that a home that is priced correctly should receive  an offer within 12 showings.

Your home also has to create an illusion for the average 30-something buyer. Four thousand dollars and a lot of grunt work by Jane Smith of Empire Realty went into renovating the home at 3015 Woodlawn Drive. It was updated with granite counter tops, fixtures and fresh paint. Carpeting was replaced and the floors were refinished.

Jane and the sellers' hard work helped net approximately $50,000.  Not only that, the listing price was $449,000, and there was an accepted offer within 10 days — one of four received during that time. The sale of the home is pending.

It took 30 days to prepare the house, which started with moving everything out.

Smith used a staging company and her own furniture and paintings to give the home a fresh feel. Staging can make your house look bigger, brighter and cleaner and transforms it into something buyers want.

You have to detach from your house and make it a product.
